We took all of this into consideration when we designed Lillestad.
It is precisely this Scandinavian-inspired quality of life that we want to bring to the north of Potsdam.
Based on the plans of Entwicklungsträger Potsdam GmbH, we at BUWOG are creating a development in Lillestad where you will feel comfortable.
For families, singles, couples, people in their best years, student apartment-shares, and more. A mix of apartments where everyone can find a home. In the process, we are blending a variety of new structures with carefully refurbished existing buildings. That’s because we believe architecture should be diverse. Just like the people who live and work in it.
But: A large-scale, 1,500-apartment project such as Lillestad is not built from one day to the next. We have divided the development into a total of 18 construction phases, which means those involved directly from the outset can watch as Lillestad grows.

If you love nature, you’ll thrive in Lillestad.
That’s because the Krampnitz urban development quarter is close to the Königswald forest with the Havel lakes and the Seeburg agricultural nature reserve. Particular highlights include the two nearby reserves: the Döberitzer Heide heathland and the Königswald forest.
Conveniently, Potsdam and Berlin are also in quite close proximity.
The Nauener Tor is about 17 minutes away by car. According to Entwicklungsträger Potsdam GmbH, it is possible to cycle to Potsdam in around 20 minutes on a new cycle path along the B2.
It is just a bit further to Berlin. By car it is possible to be in Berlin City Centre West in around 40 minutes. The public transport connection is currently under development. Several buses already run in the area and an additional express bus line is planned. A tram in the direction of Potsdam is also being added and will stop in Lillestad. How nice, when the last stretch is mere metres!

Arriving on schedule: Tram 96
There are plans to extend Potsdam’s Tram 96 to the Krampnitz district by 2029.
Two of its three stops there will be located along Schwedische Allee. According to ViP Verkehrsbetrieb Potsdam GmbH, you will then only need to get on the tram and you will be at Potsdam Central Station in around 25 minutes.
The expansion of the bus connections will begin with a so-called bus pre-carriage ser vice. It will start as soon as the first apartments are completed. The 609 bus will then run more frequently and through the Krampnitz development to the Jungfernsee campus. Buses 638 and 697 will continue to run as before. They will be supplemented by an express bus to Berlin-Spandau.

The aim is to construct buildings and neighbourhood developments in a resource-conser ving, energy-efficient and environmentally friendly way. This includes the selection of durable and recyclable building materials, the promotion of sustainable mobility concepts, the use of renewable energies and the design of energy-optimised buildings for ecologically and economically sustainable operation by tenants and owners. Those who build sustainably today are shaping a liveable future.
We at BUWOG find we have an enormous responsibility in that we are able to shape a more sustainable future with our buildings and developments. And that’s exactly what we’re doing! You see and experience this in the Lillestad development in a very concrete way. There are numerous facets to sustainability. Not all aspects are obvious in ever yday life. We are making Lillestad more climate-resilient right from the start. As a sponge city with smart rainwater management. As a neighbourhood where lower buildings, ample green areas and wide paths ensure good ventilation and therefore cooling on hot summer days. We aren’t constructing Lillestad on a greenfield site either. Instead, we are building on land that has already been used for construction. Our land recycling helps to avoid new soil sealing.

From the entire urban development quarter down to the individual building
Sustainability is an issue that is best thought about and implemented in a wider context. This is precisely the case with Lillestad and therefore BUWOG ALVA. That’s because the the plans of Entwicklungsträger Potsdam GmbH supplement our own focus on sustainability.
We – BUWOG – have an ambitious sustainability agenda. In our projects, we focus on for ward-thinking mobility concepts, regenerative energy sources and environmentally friendly, durable building materials. This, of course, also applies to Lillestad and therefore BUWOG ALVA.
Here, our sustainability measures are embedded in the sustainability concept of Entwicklungsträger Potsdam GmbH for the entire Krampnitz urban development quarter. So you can benefit from solutions and ideas that require a larger framework for their implementation – like that of an urban development quarter with 10,000 people.
The new urban development quarter in Krampnitz is outstanding! That’s what a number of independent organisations say.

This is the basis on which Entwicklungsträger Potsdam GmbH had its planning for the new urban development quarter in Krampnitz reviewed as early as in 2021. This was done by the German Sustainable Building Council (DGNB), an independent non-profit NGO, as part of a pre-certification process.
External experts assessed the plans for the development for their ecological, technical, sociocultural and functional quality, among other aspects. The result: the planning status at the time was awarded platinum pre-certification. Platinum is the highest rating of the DGNB certification.
